In the 1980s, roofing manufacturers reformulated asphalt shingles adding crushed limestone. The limestone is a food source for the algae. In most cases, the black streaks will start forming on the north and west facing sides of the roof. Roof cleaning is necessary to remove the black streaks and prevent further damage to the roof of your business.
Two other culprits are lichen and moss. Lichen is flat and greenish in color. Both have root systems growing into and underneath your shingles. These root systems will knock off the granules and lift up the shingles allowing water to get underneath, similar to a tree root lifting up a concrete sidewalk. At this point, your roof will start leaking, causing damage on the interior of your business and you will have to replace your roof.
Not only do these streaks look bad, but they can end up costing you a lot of money if left untreated. An unsightly roof will bring down your property values. ARMA recommends low pressure washing with specific cleaners and detergents to remove the black streaks and other contaminants from shingles. They also say to Never use high pressure or power washing to remove the black stains because this equipment will damage the shingles and void all warranties.
